Almost always a worn flapper, a misadjusted fill valve, or a chain that is catching. The flapper is the rubber seal at the bottom of the tank. When it stops sealing, water leaks past it into the bowl, and the tank refills to make up for it. A flapper costs a few dollars. Left alone, a constantly running toilet can waste 200 gallons a day. If you hear water running in the tank at random times, call us. It is one of the cheapest plumbing fixes in the house.
A standard high-efficiency toilet replacement, with removal and disposal of the old unit and a new wax ring and supply line, is usually a flat-rate job in the few hundreds depending on the model you choose. Smart toilets, comfort height units, and wall-hung installations cost more because the work is more involved. We quote the full job in writing, including the toilet itself, before you commit.
If your toilet is from before 1994, replacement almost always pencils out. Those older units use 3.5 to 5 gallons per flush. A modern 1.28 gpf unit can cut your water bill by 20 to 60 dollars a year per toilet, and flushes better than the older ones. If the toilet is newer than 1994 and the bowl and tank are intact, a parts rebuild is usually the right call.
Three usual suspects. First, it is a very old low-flow unit from the early 90s that never flushed well in the first place. Second, the trap or branch line has a partial blockage that needs to be cleared. Third, something is going down that should not be going down: wipes labeled flushable, paper towels, feminine products, Q-tips. If it is happening more than once a week we should run a camera and look downstream.
Most of the time it is a failed wax ring, a loose closet bolt, or a cracked tank. The wax ring sits between the toilet and the flange in the floor. When it fails, water leaks out at the base every time you flush. Left alone, it rots the subfloor and eventually loosens the flange. We pull the toilet, replace the wax ring, repair the flange if needed, and reset it. The repair is straightforward when caught early.
Yes, and we should fix it sooner rather than later. A rocking toilet means the closet bolts are loose, the flange is broken, or the subfloor under the toilet has gotten soft from a long-running wax ring leak. Each of those gets worse with time and use. The repair ranges from a quick re-set with new bolts and wax ring to flange replacement and subfloor repair. We can tell which one once the toilet is pulled.
For most adults, yes. Comfort height bowls are about two inches taller than standard bowls, which makes sitting down and standing up easier on knees, hips, and backs. For homes with seniors, hip or knee replacements, or anyone over about 5 foot 10, the difference is noticeable on day one. They cost about the same as a standard high-efficiency toilet.
The porcelain itself can last 50 plus years. The internal parts (flapper, fill valve, flush valve) usually need attention every 5 to 10 years. The wax ring at the base typically lasts 20 to 30 years. The supply line, especially the plastic-coupling kind, we recommend replacing every 10 years or whenever the toilet is pulled.
Yes. A flapper that does not seal can pass 100 to 300 gallons a day silently. Over a billing cycle that adds up to thousands of gallons, which on Atlanta water and sewer rates can mean 50 to 200 extra dollars on a bill. If your water bill jumped and you cannot explain it, check the toilets first by dropping a dye tablet in the tank. If color shows up in the bowl without a flush, the flapper is bad.
