How do I know if my sewer line is the problem, not just one drain?

Single-drain clogs usually stay in one fixture. A sewer main problem hits everything at once. Watch for multiple slow drains at the same time, water backing up into the tub when the toilet flushes, gurgling at the lowest drain in the house, sewer smell in the yard, or a soft, sunken strip of grass that follows the line from the house to the street. If two or more of those are happening, the main line is the suspect.

What causes most sewer line failures in Atlanta?

Three things, in this order. Tree roots, especially from the big oaks and pines in older neighborhoods, push through joints and fittings looking for moisture. Cast iron from homes built before 1980 corrodes from the inside until the bottom of the pipe is gone. Red Georgia clay shifts with the seasons and pulls pipe joints apart or creates bellies. Most lines we replace have at least two of these issues going on.

Will tree roots really break a sewer pipe?

Yes, and it is the single most common cause of sewer trouble we see. A root only needs a hairline gap at a joint to get started. Once it is inside, it grows toward the constant moisture and nutrients in the line. Within a few years a single root can fill the pipe like a sponge. Cutting roots out with a cable buys you time. Hydro-jetting and a root foam treatment buys you more. A new pipe with sealed joints is the only permanent fix.

What is trenchless sewer repair, and is it really cheaper?

Trenchless pipe bursting lets us replace a sewer line by pulling a new pipe through the path of the old one. We dig two small access pits instead of a 60-foot trench across your front yard. The pipe itself usually costs about the same as traditional replacement, but you save on landscape repair, driveway concrete, sidewalk demolition, and city street cuts. On a typical Atlanta job, trenchless ends up the cheaper total once restoration is included.

Do I need a permit to replace my sewer line?

In most Metro Atlanta counties, yes. Fulton, DeKalb, Cobb, Gwinnett, and the City of Atlanta all require a plumbing permit for any sewer repair or replacement that involves new pipe. We pull the permit, coordinate the inspection, and make sure the line passes before we close the trench. The permit cost is included in our written quote so there are no surprises.

How long does sewer line replacement take?

A trenchless replacement on a typical 40 to 80 foot residential line is usually a one-day job. Traditional dig-and-replace takes one to three days depending on length, depth, and what is on top of the line (driveway, trees, sprinkler system). Cleanup and landscape grading add a day or two if needed. We give you a real timeline before we start, not the optimistic version.

Can you camera my line to check it before I buy the house?

Yes. Pre-purchase sewer inspections are one of the most useful inspections you can pay for, especially on homes built before 1980 or homes with big mature trees in the front yard. We push the camera through a cleanout or pulled toilet, record the footage to a USB drive or video link, and write up a report you can take to closing. The cost is small compared to finding a $12,000 sewer line problem after you move in.

How much does sewer line replacement cost in Atlanta?

It varies more than any other plumbing job, because the price depends on length, depth, what the line goes under, and county fees. A short spot repair can run a few hundred dollars. A full trenchless replacement on an average Atlanta lot is typically in the mid four figures. A long traditional dig under a driveway or street can run into five figures. What is a sewer cleanout, and do I need one?

A cleanout is a capped vertical pipe in your yard or wall that gives a plumber direct access to the sewer main without pulling a toilet. Atlanta homes built before about 1985 often do not have one, which makes every future service call slower and messier.
