A traditional tank water heater typically lasts 8 to 12 years in Metro Atlanta. Tankless typically lasts 20 plus years. Atlanta’s water has enough mineral content that sediment builds up in tanks over time, which is the biggest single factor in tank failure. Annual draining and flushing extends tank life. Skipping that maintenance shortens it.
If the leak is from the tank itself (not the fittings, drain valve, or T&P), the tank has failed and needs replacement. Tank bottoms corrode from the inside out and there is no patch that lasts. Shut off the water supply at the cold inlet, turn off the gas or electric, and call us. Most full replacements can be same-day.
Two possibilities. The anode rod inside the tank is depleted and the steel tank is starting to corrode. Or, the cold-side supply line has rust coming through from the city main. We isolate which one by running hot and cold separately. Anode rod replacement is a relatively cheap repair if caught in time. Tank corrosion past the anode usually means replacement.
Under 8 years old with a clear component failure (heating element, thermostat, thermocouple, gas valve): repair almost always makes sense. Over 10 years old, leaking from the tank, or rust-colored hot water: replacement is usually the better call. Between 8 and 10 years, it depends on what is failing and the cost of the repair compared to the cost of a new install. We give you the math, you decide.
Most residential tank water heater replacements (40 to 50 gallon, gas or electric, standard install) fall in the low to mid four figures all-in, including the tank, install, permit, and disposal of the old unit. Tankless replacement costs more upfront but lasts longer. Hybrid heat pump water heaters cost more upfront and earn it back in energy savings. We quote the all-in number in writing before we start.
Most of the time, yes. We carry the most common sizes (40 and 50 gallon, gas and electric) on the truck, and we can usually pick up the rest from a local supplier the same day. Same-day replacement is the norm, not the exception, on standard residential units.
Family size and number of bathrooms drive the answer. A two-person household with one bathroom is usually fine with a 30 or 40 gallon. A four-person household with two bathrooms typically needs a 40 to 50 gallon. Larger homes or homes with soaker tubs benefit from 65 to 75 gallon. For homes that frequently run out of hot water, tankless or a high-recovery tank is usually a better answer than a bigger tank.
If your home has a check valve, backflow preventer, or pressure reducing valve (PRV) at the main, which most Atlanta-area homes built in the last 30 years do, then yes. The expansion tank gives heated water somewhere to expand into without spiking pressure across the whole system. It protects the water heater, the T&P valve, and the supply lines. Code typically requires one on new installs.
For Atlanta homeowners with a garage or unconditioned basement installation, yes, often. Hybrid units use 60 to 70 percent less electricity than a standard electric tank. The upfront cost is higher and they make some noise (like a small dehumidifier), but the energy savings and rebate programs make the math compelling for many homes.
